Application Fee: $25 per applicant, non-refundable

Pet Fee: One-time non-refundable fee of $350, with $50 per month per pet rent. 2 pet max.

Parking Fee: Free Parking with Prime Reserved Parking for $35/Month

Utilities: Average monthly water and sewer is $38, and trash is $18. Renters must contact Baltimore Gas and Electric (BGE) to set up their utility account.

Application Requirements:

• Each person over 18 residing in the apartment must fill out an application.
• Each applicant is considered separately.

Rental Eligibility & Security Deposit Determination:

• Based on a credit scoring system evaluating:
  • Income
  • Credit History
  • Rental History

Credit Requirements:

• Applicants must have a favorable credit report.
• No major negative accounts, such as evictions and/or judgments.

Income Requirements:

• Income must be verifiable through:
  • Tax documents Self Employed
  • Pay stubs
  • Offer letters (not employer-written letters)
• Monthly gross income must be:
  • At least 3x the rent for leaseholders.
  • At least 5x the rent for guarantors.
• Additional income sources may be considered.

Criminal Background Check:

• Conducted as part of the application process.
• Certain convictions may result in application denial

Lease Buy Out : 60 day notice required and one month’s rent in lease term fee

Intra-Community Transfer: 50% of rent or $500 to upgrade apartments and $1000 to downgrade if transferring before the end of the current lease. Must be in current lease for minimum of 6 months to be eligible for transfer. No transfer fee applied if current lease is fulfilled.

Late Fees: 10% of Monthly Rent

Month to Month: $300 in addition to monthly rent
